Strategy for the purchase of agricultural land owned by APF GROUP

Purchases of agricultural land are made in accordance with the long-term investment strategy of APF GROUP as part of the process of land consolidation in selected locations. These are individual cadastral areas in the districts of Znojmo, Břeclav, Hodonín, Uherské Hradiště, Brno-venkov, Vyškov, Kroměříž, Prostějov, Přerov and Olomouc. We are preparing investment projects in these localities within the framework of agricultural primary production, which will be implemented through the Qualified Investors Fund in cooperation with tenants in the individual regions.

The company regularly updates and publishes a list of title deeds with land owned by the APF GROUP, always by the end of the calendar month. The overview includes land plots for which the ownership right has been registered in the KN. Ongoing transfers of ownership right are not taken into account.

For the sake of transparency, we present one of the many sets of agricultural land owned by the APF GROUP.


 

It is a set of 7 agricultural plots registered as arable land and other area with a total area of 77,814 m² (7.8 ha) in the cadastral area of Smržice, Prostějov district (ethnographic area Haná). The land is registered on the title deed No 921. These are separate land blocks within larger land parcels. Access to the land is provided by a municipal paved and unpaved road. BPEJ 30100, 30501, 30810 (land rating). Most of the land is classified in protection class I. The prevailing basic price according to the decree is 19.13 CZK/m2 (maximum 20 CZK/m2). The point yield of the land is 96 (these are highly productive plots). The land is subject to a lease agreement with a local agricultural cooperative.

 


 

Another set is 3 agricultural plots registered as arable land with a total area of 82,415 m² (8.2 ha) in the cadastral area of Hněvotín, Olomouc district (ethnographic area Haná). The land is registered on the ownership certificate No 1114. These are separate blocks of land within larger plots. Access to the land is provided by a municipal paved and unpaved road. BPEJ 30200, 30300, 30810 (land rating). Most of the land is classified in protection class I. The prevailing basic price according to the decree is 19.02 CZK/m2 (maximum 20 CZK/m2). The point yield of the land is 95 (these are highly productive plots). The land is subject to a lease agreement with a local agricultural cooperative.

 

 


 

The next set is an agricultural land plot registered as arable land with an area of 13,470 m² (1.3 ha) in the cadastral territory of Prostějov, Prostějov district (ethnographic area Haná). The land is registered on the ownership certificate No 4502. It is a separate land block within a large lán. Access to the land is provided by a municipal unpaved road. BPEJ 30100 (land suitability). The land is classified in protection class I. The basic price according to the decree is 19,13 CZK/m2 (maximum 20,- CZK/m2). The point yield of the land is 96 (it is a highly productive land). The land is subject to a lease agreement with a local agricultural cooperative.

 


 

Another set is a set of 294 agricultural mixed land plots registered as arable land, permanent grassland, vineyards, forest land, water area and other area with a total area of 248,678 m² (24.9 ha) in the cadastral territory of Vracov, Hodonín district. The land is registered on the title deed No 5942. It is a set of land forming individual strips in a hunt or in large meadows. Access to the land is provided by a municipal unpaved and paved road. The predominant BPEJ is 00810 (land rating). The land is classified predominantly in protection class II. The basic price according to the decree is CZK 11.80 per sqm (maximum CZK 20 per sqm). The point yield of the land is 62 (it is less productive land). The land is subject to a lease agreement with a local tenant, with whom we are implementing a joint project to expand cattle breeding (livestock production).

 


 

Another set is 7 agricultural plots registered as arable land and forest land with a total area of 48,087 m² (4.8 ha) in the cadastral area of Kostelec na Hané, Prostějov district (ethnographic area Haná). The land is registered on the title deed No 2560. These are separate blocks of land within larger plots. Access to the land is provided by a municipal paved and unpaved road. BPEJ 30100, 30200, 31000 (land rating). Most of the land is classified in protection class I. The prevailing basic price according to the decree is CZK 19.02 per sqm (maximum CZK 20 per sqm). The point yield of the land is 95 (it is highly productive land). The land is subject to a lease agreement with a local agricultural cooperative.

 


 

The next set is mixed agricultural land registered as arable land, permanent grassland, other area and forest land with a total area of 305,452 m² (30.5 ha) in the cadastral area of Kněždub, Hodonín district. The land is registered on the ownership certificate No 2441. It is a set of land forming individual strips in a hunt or in large meadows. Access to the land is provided by a municipal unpaved and paved road. The predominant BPEJ 32411 (land rating). The land is classified predominantly in protection class IV. The basic price according to the decree is CZK 8.79 per sqm (maximum CZK 20 per sqm). The point yield of the land is 57 (it is a low-productive land). The land is subject to a lease agreement with a local tenant.

 


 

The next set is mixed agricultural land registered as arable land, permanent grassland, orchard, water area and other area with a total area of 471,991 m² (47.2 ha) in the cadastral area of Tasov nad Veličkou, Hodonín district. The land is registered on the ownership certificate No. 1392. It is a set of land forming individual strips in a hunt or in large meadows. Access to the land is provided by a municipal unpaved and paved road. The prevailing BPEJ 30600 (land rating) for arable land. The land registered as arable land is predominantly classified in protection class II. The basic price according to the decree is CZK 15.65 per sqm (maximum CZK 20 per sqm). The point yield of the land is 81 (it is very productive land). The land is subject to a lease agreement with a local tenant.
